BEL AIR BAHAMAS

North Eleuthera

The Bahamas has become one of the most sought-after destinations for the world’s leading luxury hotel brands. Names like Aman, Six Senses, Banyan Tree, Rosewood, Bulgari, and the Ritz-Carlton Reserve have all chosen the Bahamas as the stage for landmark projects, a powerful testament to the archipelago’s enduring appeal among ultra-high-net-worth travelers. Notably, most of these brands have deliberately bypassed Nassau in favor of the Out Islands, where exclusivity, natural beauty, and pristine environments align with their brand positioning.

From a market performance standpoint, the Bahamas consistently ranks among the top tourist destinations in the Caribbean, commanding the highest Average Daily Rates in the region, a reflection of both its aspirational status and the quality of its visitor base.

Bel Air Bahamas, a resort and residence project in North Eleuthera

Within this exceptional archipelago, Eleuthera stands out as one of its true jewels. A large, elongated island stretching over 100 miles, Eleuthera is remarkably lush and raw, offering an extraordinary natural environment that sets it apart from more developed Caribbean destinations. Its turquoise waters, pink sand beaches, and diverse excursion opportunities from diving and bonefishing to exploring ocean holes and local settlements make it a destination with genuine depth. The island already carries a strong identity and an established reputation among discerning travelers seeking something beyond the ordinary.

Eleuthera also benefits from strong infrastructure for an Out Island. North Eleuthera enjoys excellent airlift with multiple daily flights connecting it to major U.S. hubs, making access easy for an international clientele. The island also has a capable local workforce with deep experience in construction, a meaningful operational advantage for developers.

The market’s confidence in Eleuthera has never been more clearly validated than by the Ritz-Carlton Reserve’s decision to open its 7th property globally on the island a project that places Eleuthera in the company of Bali, Koh Samui, and Dorado Beach as one of the most exclusive resort addresses on earth.

Bel Air Bahamas is ideally positioned within this landscape, located just 200 meters from the iconic The Cove Eleuthera one of the island’s most celebrated boutique resorts placing it at the heart of Eleuthera’s most established and desirable hospitality corridor.

Bel Air Bahamas is a resort and private residence development set on 57 acres of oceanfront land in North Eleuthera, acquired in 2020. The project is guided by a singular vision: Bali in the Bahamas the soul of Bali, the heart of the Bahamas. A place where the spiritual depth and design philosophy of Bali meets the raw, untouched beauty of the Caribbean’s most coveted island.

The development is divided into two distinct yet connected experiences. Twenty-five acres are devoted to an exclusive residential community comprising 37 private lots of 30,000 square feet each, centered around a private clubhouse. These are not simply real estate parcels, they are an invitation to own a piece of one of the last great undeveloped oceanfront destinations in the Caribbean.

The remaining 33 acres are home to the resort itself 70 thoughtfully designed cottages woven into the natural landscape, where wellness and longevity take center stage. Guests come not just to relax, but to restore. An organic farm anchors the culinary and wellness programming, while the experiential nature of the stay sets Bel Air Bahamas apart from conventional luxury resorts. Every element is designed to reconnect guests with nature, with themselves, and with something that feels genuinely rare.

Located just 15 minutes from North Eleuthera Airport served by multiple daily flights from major U.S. cities, Bel Air Bahamas combines the feeling of remote discovery with effortless accessibility.

Bel Air Bahamas’s Project Status

Bel Air Bahamas is 95% approved and substantially de-risked. Environmental approvals and infrastructure permits are in place, and most building permits have been granted.

On the regulatory front, our residential subdivision is at the final government recording stage. Once signed off, we will immediately launch pre-sales. Our HOA documents are fully prepared and ready to execute.

On the ground, the project is actively in motion. Site excavation is complete, road beds are finished throughout the development, and trenching for infrastructure is 50% complete across both the resort and residential areas. The majority of our landscaping trees have already been purchased and are growing on-site, a detail that speaks to the intentionality and maturity of this project.
